What is the application process?
There will be a criminal background check on all occupants over the age of 18, credit check, rental verification and employment/income verification. The application fee is $65/adult. This fee is nonrefundable.
What do I need in order to qualify?
Your income will need to be at least three times the monthly rent; all monthly debt liabilities will be considered. Good credit is preferred, and rental history should not include any evictions, collections or judgments. Please call our office with any specific questions at (919) 297-2737.
How long does it take to qualify?
The application process can take anywhere from 2-5 business days, depending on how quickly the rental and employment verifications are completed. To expedite this process, please be sure to include all information on the application and notify your landlord and employer in advance to expect a phone call or email from us.
How do I schedule an appointment?
Please send a text to (512)772-5388 to schedule a showing appointment. You will need to include your full name, the property address of interest, and your contact information. An image of your photo ID may also be required. Your message will be returned within 24 hours or the next business day if on a weekend or a holiday.
How do I get in touch with the property manager to ask additional questions?
Once your application has been approved, you will be provided access to a Tenant Portal for rent payment and maintenance requests. You will also be provided contact numbers and email addresses for property managers for questions or emergencies.
Is someone available on weekends or evenings to answer my questions?
Our business hours are Monday through Friday from 9am to 5pm. If you call the property manager and leave a message, or email us after hours at Bella@TriangleSpecialist.com, your message/email will be returned as soon as possible.
What is the Security Deposit?
The security deposit amount is decided after the Landlord reviews your rental application. For most properties, the security deposit is typically equal to the amount of the first month’s rent. There are exceptions where some property owners may require security deposits equal to 1 ½ or 2 months rent. The security deposit is due on or before the lease start date.
When is the Security Deposit and First Month rent due?
The first full month of rent is due after your application has been approved. You will have 24 hours to submit payment to secure your move-in date and take the property off the market; otherwise the next approved application has the opportunity to do so. The security deposit will be collected on [or before] your move-in date prior to being provided access to the home.
How do I get utilities connected at my property?
In order to establish utility services you will need to call the proper utility companies and start new accounts to initiate service. This should be completed at least 5 business days before your move-in date. If the internet or cable service requires adding an additional cable outlet or adding a satellite dish, you will need a permission letter from your property manager. A list of utility providers will be provided to you once you are approved for the residence.
