- Market for and retain qualified tenants for property owners.
- Professional photography and custom marketing descriptions when marketing across sites such as Zillow, Realtor.com, Trulia, Apartments.com, and many more!
- Provide prospective tenant credit files, research criminal history, confirm employment and verify incomes, interview previous landlord(s) when appropriate.
- Maintain security deposits in trust as per North Carolina law, collect and distribute rents, provide detailed monthly finance and expense reports.
- Perform routine interior and exterior inspections.
- Address all maintenance and repair issues, comply with all applicable Home Owner Association rules and regulations, provide emergency services.
- Confirm compliance with Carbon Monoxide detection, smoke detection, and ensure protection of property and property owners.
- Negotiate lease extensions and rent increases when applicable.
- Triangle Specialist will guarantee the tenant for one year and secure a new, qualified tenant at no cost to the owner should there be a job loss or relocation.
