If we were to market your home for lease, we would do so through our company marketing program and relocation services as well as through the Triangle Multiple Listing Service (TMLS),,, and literally dozens of other partner sites.

Your home will be shown by licensed agents only. We will acquire credit report and criminal background report, verify income and employment information, and prior landlord information. We will collect and hold a security deposit equal to one month’s rent from the prospective Tenant. Information on any prospective Tenant will be provided to you and acceptance of the Tenant will be at your discretion. Upon your approval, we will draw up a Residential Rental Contract and collect the first month’s rent, (in addition to the security deposit), before the prospective tenant takes possession. If we are managing your home monthly we will place the security deposit in a local trust account and hold it for the duration of the Rental Contract term.

A thorough interior inspection and detailed report of the home is performed prior to the tenant moving in. Routine exterior inspections are done about once a month while the tenant has possession. I always have a member of our service staff take a look at the home while visiting the home for any maintenance that takes place throughout the lease term.

We have access to service providers that are reasonable and we are able to relay that savings to you. We have a repairman on staff that can handle emergencies or issues that come up that need quick attention. We are able to offer flat fee rates that are fair and competitive as opposed to working on a monthly percentage based on the rent amount. The management fee begins once the new tenant is in place.

For monthly management we maintain security deposits in trust as per NC Law, collect and distribute rents, and provide detailed income and expense reports by a NC RE Commission approved service provider. We address all maintenance and repair issues, comply with all applicable Home Owner Association rules and regulations, and provide emergency services. We will assist with confirming compliance with Carbon Monoxide detection, smoke detection, and ensure protection of property and property owners.

A Triangle Specialist Lease is Better!

  • Tenants are required to provide 60 day notice prior to vacating as allowed by law
  • Landlord/Agent reserves the right of entry to inspect the home at any time during the lease term with a simple 24 hour notice. Interior inspections scheduled as often as once per quarter
  • Tenants are not to paint or alter the walls without Landlord approval in writing
  • Tenants are not allowed to sublease or have unpermitted persons temporarily reside in the home
  • Landlord has the right to terminate the lease if the facts stated in the rental application are proven to be untrue
  • Lease provides a specific list of Tenant’s Duties Upon Termination including professional carpet cleaning, professional home cleaning if deemed required, property returned in as good or better condition burrowing normal wear and tear, insured by up to a two month security deposit
  • Lease can address any specific regulations for the particular property regarding HOA rules
  • Includes a Maintenance Addendum to further identify Tenant Responsibilities regarding daily/seasonal tasks required for general maintenance of property
  • Requires an inspection form be completed by the Tenant within 5 days of possession
  • No Smoking allowed anywhere on premise
  • Addresses guidelines for Tenant Default as per NC law
  • Triangle Specialist will guarantee the tenant for one year and secure a new, qualified tenant at no cost to the owner should there be a job loss, relocation, etc.
